When it comes to sealing your grout, you have more options than you used to these days.
Anytime possible, we recommend an impregnating sealer. Impregnating sealer soaks into your grout, giving it the best protection possible to prevent your grout from staining for the longest amount of time. An impregnating sealer, depending on quality of the sealer itself, the amount of traffic in that area and whether it was applied correctly, can last for 5-10 years or more.
Topical sealers are also available; these sealers live on the top or surface of the grout. They don't soak in and because of that, the sealer wears off quicker than an impregnating sealer and you will need to have it reapplied more often. If you have a lot of people and/or pets in your home, you might have to replace it every year, but on average topical sealers have a lifespan of up to 3 years.
Color seal for grout has only been around since the late 1990s but definitely has its place when it comes to protecting your grout lines. If your grout lines are discolored from what they once were, color sealing them brings them back to a uniform color, restoring the natural beauty at the same time as protecting them from future staining. When applied correctly, color seal can last as long as 10 years.
You might not know this, but you can't use just any sealer you want on any grout type because not all grouts are created equal. Some grouts require topical sealers and won't take an impregnating sealer while others won't take a topical sealer and require impregnating sealers.
